Types of Equity Release
There are two main types of equity release available in the UK. Each works differently, depending on whether you want to keep full ownership of your home or sell a share of it.
Lifetime Mortgage
A lifetime mortgage is an interest-only mortgage secured against your home, which remains your main residence.
Key points:
Available to homeowners aged 55 and over
You retain full ownership of your property
You can choose to make monthly interest payments or let the interest roll up (added to the loan balance)
The loan and any accrued interest are repaid when the property is sold usually when you move into long-term care or pass away
This option allows you to stay in your home while releasing funds to improve your quality of life, manage living expenses, or support family.
2. Home Reversion Plan
A home reversion plan involves selling part or all of your property to a reversion company in exchange for a lump sum or regular income.
Key points:
Available from age 60
You can stay in your home for life or until you move into care
You’ll receive either a tax-free lump sum or monthly payments
The share of your home you sell will belong to the reversion provider, and they’ll receive that share of the proceeds when the property is sold
While you no longer own 100% of your home, you retain the right to live there rent-free until the plan ends.
Important Considerations
Both lifetime mortgages and home reversion plans have long-term implications and are not suitable for everyone. They will:
